Who we are

Workfile is run by Pain Driven Dev LLC (“we”). These terms are the agreement between us and the person who places an order (“you”).

What we deliver

For each paid order we email you a Word document containing drafted valuation sections (the income approach, the sales comparison and the reconciliation) for one small multifamily property, with a one-page verification summary. One order covers one property. We draft from the documents and the Workfile workbook you upload. You supply the comparables and your adjustments, and we do not select comps.

A draft, not an appraisal

We are not appraisers. What we deliver is not an appraisal and not an opinion of value. It is a draft of the valuation sections for a licensed appraiser to review, adopt and sign. You confirm that a licensed appraiser will review it and decide whether to adopt it before anyone relies on it.

The licensed appraiser who signs the report is solely responsible for it, including every figure, judgment and conclusion in it, whether or not it began as our draft.

Price and payment

The price is $249 per report, charged once when you order. There is no subscription. Stripe takes the payment and we never see your payment details.

Turnaround

We email you the draft within 48 hours of a complete upload. The 48 hours start when you submit the upload step with every required file in place, not when you pay.

If the inputs are incomplete or unclear, we pause the clock and email you what we need. A fresh 48 hours starts when you submit the upload step again.

Refunds

You get a full refund if your property is out of lane (not small multifamily, or not a narrative report we can draft for) or if we cannot deliver. We refund through Stripe to the payment method you used. Email orders@workfile.ai if you think one applies.

Your files

We delete your inputs and the deliverable 90 days after delivery, or sooner if you ask. The exception is the checkbox on the order form that lets us keep your inputs to improve the service. If you tick it, we may keep your inputs, and we will never share or publish them. It is unticked unless you tick it. You promise that you have the right to send us the documents you upload. Governing law

These terms are governed by the laws of [STATE].
